After Your Purchase

1. You’ll receive an email with receipt of your order along with further instructions to setup your listing. Please check your inbox (and SPAM/Junk folder). If your order was placed on the weekend, expect to be contacted on Monday.

2. Complete the required listing setup process. Allow 1 business day for the broker to complete your listing once they’ve received all your listing information.

3. Once completed, your broker will email you with a copy of the listing. Please review your listing carefully to make sure everything is correct.

4. Allow 1 to 2 days for your property to update on popular real estate websites such as Zillow, Trulia, and Realtor.com.

Commissions and Fees

COMMISSIONS: Sellers are NOT REQUIRED to offer a commission.  Offers of compensation to a Buyer’s Agency, if any, made by the Seller WILL NOT be displayed in MLS*. Listing Agents no longer offer commissions to Buyer’s Agents. Technically, Buyers are responsible for the Buyer’s Agency Commission. The Seller’s responsible for conveying a willingness to compensate Buyer’s Agency. Martin Properties does not participate in compensation negotiations. Sellers are not required to agree to any Buyer’s Agent request for compensation. 

TC CLOSING FEE: Sellers pay a “Transaction Coordination Fee (TC Fee)” of 0.1% sale price to Martin Properties to cover costs associated with coordinating the transaction after an offer is accepted, and employing and enforcing policies and procedures required to stay compliant with State Laws and MLS Rules. TC Fee is disbursed at Closing by the Settlement Agent.

NO COMMISSION and NO TRANSACTION FEE is due if the Buyer has no Agent. In most states if an Agent represents the Buyer a “Transaction Fee (TF)” of 0.1%. will be collected at closing by Listing Agency to cover costs associated with coordinating the transaction and employing and enforcing policies and procedures required to stay compliant with State Laws and MLS Rules. This is not a commission charged to Seller.


Jan 1, 2019 - Effective today ALL retail/frontline customers will enjoy more direct communication with broker. Please be sure to sign and return your permission to communicate.

Effective immediately, we no longer offer levels of service beyond MLS entry-only activity.  Existing Gold level members will be honored, of course!  We are available during office hours for silver and gold members, but no longer 24/7.  We work 7am-5pm Monday through Friday except HOLIDAYS.  Of course, you can always work on your listing info 24/7 online.  If you feel you need more attention than that, you might consider FULL SERVICE or, at least something more than an MLS entry-only listing.

Changes you make to your website are NOT automatically made in the MLS.  Please also send change form to me. 

If you are worried about the public finding your contact info, PLEASE BE SURE YOUR PROPERTY & PHONE NUMBER IS LISTED ON THIS WEBSITE! We no longer give out contact info because of privacy laws.

We no longer receive and account for earnest money checks.  Please direct check to your closing attorney and send us a copy.
